Equal Housing Opportunity Compliance (Continued)
An Interactive Approach Engages Participants
In the workshops main event, participants view video vignettes, conduct cards, or themselves create various forms of housing related conduct using Albions Equal Housing Opportunity Compliance Model. They are then asked to rate the situations using the HEQI, as consistent or inconsistent with Fair Housing Law. With this dramatic visualization participants quickly learn which housing related transactions, act, decision or practice violate the Fair Housing Law. And they leave the course with the HEQI and the knowledge of how to avoid or assess future Equal Housing Opportunity situations.
Training that Yields Results
Albions two-hour workshop guides participants on an interactive journey that leads them to an understanding of:
- The provisions of the Fair Housing Laws
- What constitutes a violation of the Fair Housing Laws
- How to use the heqi to determine acts that may violate the Fair Housing Law
- How to conduct a Fair Housing Investigation
Blueprint for a Successful Fair Housing Investigation
Housing discrimination complaints can and do occur even with the most vigilant housing policies and practices. Eviction, failure to rent, predatory lending, insurance, usurious loans-these are but a few of the many issues of housing discrimination. If a complaint is filed against you or your organization, do you know what to do?
The second part of Albions Fair Housing workshop demystifies the investigation of a discrimination complaint. When Real Estate Agents, Brokers, Management Personnel, Owners and Property Managers are empowered to conduct the investigative process, they gain a greater degree of certainty over the outcome. Our workshop participants from the real estate industry and government fair housing enforcement personnel learn to conduct an investigation thoroughly and quickly. Specifically, participants will:
- Learn the 34 Steps to any investigation
- Understand what HUD and state and local Fair Housing agencies investigators are looking for.
- Develop a systematic inquiry to redefine the investigation
- Determine the real issues in the case
- Learn how to categorize complaints using the appropriate theory of discrimination
- How to identify records and data relevant to the investigation
- Analyze evidence and master a statistical method that is supportive of the case
- Decide how to prepare for and conduct interviews
- Discover interviewing strategies to get what you need
- Learn to listen for verbal and non-verbal information
- Quickly summarize your evidence and make a determination
- Lean how to describe your position/case findings to government agencies
